• advise you on the pricing strategy best for your particular situation and priorities

• prepare an in-depth market analysis (CMA) of your home by compiling information on comparable properties in your area (sold, active and expired)

• suggest a price range for your home based on the average sale price of comparable properties

• help you understand the marketability of your home’s location, size, style, and condition

• analyze the current market trends in your area to suggest possible pricing adjustments

• continually monitor the situation to make sure your price stays competitive once your home is listed

You just can’t stress enough the importance of a home’s first impression on prospective buyers. To get your home in the best selling shape, I will help you:

• identify and prioritize renovations and repairs that will provide the best return on your investment and speed up your home’s sale

• get the repairs done as painlessly as possible by connecting you with my preferred home improvement professionals (painters, carpenters, cleaners, etc.)

• improve your home’s curb appeal and enhance its best exterior features

• stage your home, promote its strengths, and create an ideal mood for showings and open houses

Innovative marketing can mean the difference between sold and expired. My marketing strategy relies on the latest statistics and has a heavy online focus. To provide the best exposure of your home to prospective buyers and real estate agents, I will:

• ensure that your home is advertised 24 hours a day on high-traffic MLS® sites

• create a personal multi-page website dedicated just to your home, with all the information a buyer may ever need — multiple professional photos and virtual tours, a floor plan, a thorough and appealing property description, interactive maps, neighborhood information, and much more

• feature your home on my own website (the one you’re browsing now)

• advertise your home on many popular classified ads sites and real estate portals

• use traditional marketing through a “For Sale” sign, open houses, showings, professionally designed and printed home brochures, etc.

Buyers look at an average of 12 homes before making an offer. We must be able to capture them, or all our effort will be wasted. As your agent, I will:

• promptly answer every phone, email or web inquiry about your home

• handle all showings details — schedule appointments with buyers and their agents, give you as much advance notice as you require, and personally host all viewings

• provide you with feedback on every showing and open house by eliciting detailed comments from potential buyers and showing agents

The showing of your home won’t result in a sale without signed commitment to purchase. To convert a showing into a sale and walk you through the closing procedures as smoothly as possible, I will:

• manage all offers and counteroffers, and clarify all their elements

• represent you during the (emotionally charged) negotiating process to get you the highest price and best terms

• help you get through inspections, subject clause removal, and all closing procedures

• take care of all the paperwork and ensure that all legal documents, forms, contracts, etc. are completed, signed, and filed in a proper and timely fashion

• coordinate the closing process right up to the completion day

The home selling process may be quite confusing, and constant communication is the key. During our first meeting, I will explain the home selling process to you step by step and provide you with a chart and timeline of major activities we will go through while selling your home. To ensure your peace of mind throughout the process, I promise:

• to return your calls and e-mail messages within 30 minutes — seven days a week, from 8:00 a.m. to 9:00 p.m.

• to talk to you at least once a week during the listing period

• to update you weekly with a status report showing:
1) summary of feedback from the showings
2) completed and planned marketing activities
3) local market and competition activity
4) any recommended adjustments to the price and/or course of action

• You will always know what is happening.
