Selling your home fast and for top dollar takes more than listing on MLS®. My marketing strategy relies on the latest statistics and has a heavy online focus. It effectively targets both prospective home buyers and buyer’s agents.

Main Focuses To Market And Sell

To use the most effective and efficient ways of advertising your property, my marketing plan focuses on the information sources that buyers use most often and find most useful — the Internet and buyer’s agents.
According to the National Association of REALTORS® (NAR), about 9 in 10 home buyers used the Internet and/or a real estate agent in their home search in 2011. Of the buyers who used them, more than 80 percent found those sources “very useful.”
As for the home that buyers finally purchased, 40 percent of buyers found it online, and an additional 35 percent found it through their real estate agents.

The primary online forum for promoting your home to both real estate agents and prospective buyers is the local MLS® System. When I enter it into the MLS® System, the information about your home will be available on the following high-traffic sites:

I will take a special care of entering every important detail and feature of your property into the MLS® listing. I will also add an appealing description emphasizing the unique and most attractive features of your home.

In addition to MLS® and Nelson Shelton (as well as my own) sites, you will have a complete, multi-page website, with its own domain name, dedicated just to your home. Buyers can simply type [] in the browser address bar and have all the information about your home at their fingertips, including:

  • unlimited professionally taken high-resolution photographs
  • multiple slideshows and panoramic virtual tours
  • detailed floor plan
  • detailed information on home features
  • interactive maps with multiple view modes, nearby amenities and the walking distance to them
  • neighborhood and school information
  • various documents related to your property
  • Open House calendar, mortgage calculator, and much more

Your property will also be prominently featured on my own website, — the one you’re looking at right now. This site generates a lot of web traffic as a comprehensive, one-stop source of information on buying and selling real estate in Los Angeles.

Over 40 percent of buyers will also check other websites when looking for a home. To maximize your exposure online to local, national, and international buyers, your home will be listed on several highly visited classified ads and home search websites, such as:

The Internet has grown astronomically as a resource for buyers, but it doesn’t lower the importance of real estate agents. According to The 2010 NAR Profile, 83 percent of buyers purchased their home through a real estate agent.

Exposure through MLS® — As soon as I enter your listing into the MLS® system, it will be available to about 10,000 agents licensed within the Greater Los Angeles Area.

Promoting to buyer agents from other companies — I will produce an electronic flyer featuring your home and send it to top buyer agents specializing in your area and type of property.

Our emphasis on digital advertising does not mean that we’ll ignore more traditional ways of marketing, such as:
